Moe's streets and layout
Moe's main grid runs along George Street, Lloyd Street, High Street and Albert Street, with Narracan Drive heading out toward Newborough. The railway line shapes the town — the streets on the railway side have a different access pattern to the ones on the highway side, and a service vehicle has to come in the right way. The older housing is close to the rail and the highway, with the newer stock on the edges.
Soil, clay and stormwater
Moe's clay soil moves with the seasons — it shrinks in a dry summer and swells in a wet winter, and that movement works on the plumbing. Stormwater pits on the sloping streets silt up with the clay that washes down, and a pit that overflows in the first heavy rain is usually silted, not broken. We clear the pits, regrade the stormwater lines, and where the slope is steep we add pits to slow the water and drop the silt before it hits the line.
Leaking roofs after Gippsland rain
A lot of Moe's older homes have roofs and gutters that have been on for decades, and after a heavy Gippsland downpour the call is a leaking roof or an overflowing gutter. The cause is usually blocked gutters and downpipes, failed flashings at the chimney or the valley, or a stormwater line that has sagged. We clear, reseal and replace the roof plumbing, and connect the downpipes to a stormwater line that actually runs.
Electric hot water changeovers
Moe has a higher share of electric storage hot water than the gas-heavy Traralgon stock, and the call is often a changeover — a tank that has rusted through, replaced like-for-like or upgraded to a heat-pump unit under the Victorian rebate pathway. We size the replacement to the household, handle the electrical isolation side with the sparky where needed, and sign off the plumbing compliance.
Kitchen waste and the older kitchen
The older Moe kitchens often have galvanised or early PVC waste that has narrowed with decades of grease and food, and the call is a slow sink that will not clear. We jet the kitchen line, replace the narrowed section where it is past clearing, and set the grease management on the food-premises side. Moe is a separate town from Newborough — we do not reuse the same copy or the same access assumptions.
