Electric storage hot water
Electric storage tanks are still common in Traralgon homes, and they fail in a handful of predictable ways: the tank rusts through (water on the floor under the unit), the element burns out (cold water only), or the thermostat sticks (scalding water or the over-temperature valve dumping). A tripped breaker at the switchboard is the first check — if the unit has tripped the safety switch, reset it once; if it trips again, the element or the wiring is the problem and that is a plumber-and-sparky job. We replace elements and thermostats on a sound tank, and we replace the tank when it has rusted through.
Gas storage hot water
Gas storage units fail on the pilot, the thermocouple, the gas valve or the tank itself. A pilot that will not stay lit is usually the thermocouple; a unit that runs cold is the gas valve or the burner; a tank that leaks is done. Sizing — the part that gets wrong
A hot water unit that is too small runs out; one that is too big wastes energy. We size to the household — number of bathrooms, peak simultaneous use, and whether it is a family home or a rental with staggered use. A continuous-flow unit for a two-bathroom family needs a higher flow rate than the same unit for a single-bathroom flat. Tempering valves and safety
Hot water delivered to a bathroom has to be tempered to a safe temperature — 50°C at the tap in most homes, lower in some aged-care and child-care settings.
