Tanks and pumps
Many Tyers properties run on tank water with a pump, and the plumbing calls are pump and tank related — a pump that has short-cycled (a leak on the pressure side), a pump that has lost prime, a tank fitting that is weeping, or a pressure switch that has drifted. We pressure-test the pump line, check the tank fittings and the first-flush diverter, and trace the leak before it burns the pump out. A pump that clicks on and off when nothing is being used is almost always a pressure-side leak.
Rural laterals and frost pockets
The long driveways and the rural-residential blocks mean longer water laterals, and the Tyers frost pockets split exposed runs in winter. We lag exposed pipes, fit frost-proof bibs, and repair bursts in the right material. A rural lateral is harder to trace than a town block — we use leak detection to find the break before we dig up a hundred metres of driveway.
Septic and on-site waste
Some Tyers properties are on septic or on-site waste systems rather than sewer. A septic that is backing up, a blocked absorption trench, or a failing distribution box are the calls. We clear the lines where they are sound, identify where the septic has failed, and advise on the on-site system. We do not promise a 20-minute CBD ETA from Tyers — access is along Tyers Road north, and the rural blocks take longer to reach than a town call.
Hot water on tank supply
Hot water on a tank supply has its own quirks — the pressure is set by the pump, not the mains, so a hot water unit has to be matched to the pump's pressure and flow, and a tempering valve that drifts shows up fast. We size hot water to the pump supply, fit the right pressure-limiting where needed, and replace tempering valves that have drifted. Heat-pump hot water works well on tank supply and attracts the Victorian rebate.
